The cooler months can be a great time to sell

Although many homes sell during the spring and summer months, fall and winter can also be a great time to sell. With less competition from other sellers, your house will stand out. What's more, in a resort location like Steamboat Springs, you have more opportunities to appeal to buyers who are vacationing in the area.
To prepare for a fall or winter sale of your home, follow these tips:
Spruce up the curb appeal
Even if there are leaves or snow on the ground, curb appeal matters. It is your buyer's first impression, so make it count. Clear walkways of leaves or snow, add seasonal decor to doorways, trim trees and more to show off your home's assets.
Stay on top of maintenance
Before you plan to sell, check your water heater, furnace and other major appliances to ensure that they are in proper working condition. Schedule repairs as soon as possible to avoid mishaps during showings or inspections.
Consider visuals
If you can, schedule your property photo shoot before the snow flies. Photos from summer or fall radiate warmth and help buyers get a sense of what the home looks like year-round.
Turn on lights
Again, warmth matters. Your home should feel and look warm, so turn on lights for showings, light a fire in the fireplace or set out electric lanterns and no-flame candles. (We recommend no-flame because they are less hazardous and emit a sense of warmth without overwhelming scents that might turn off some buyers.)
Highlight the best features
Does your home have a killer mountain view? Make sure the windows are washed and the blinds are left open to show it off. If you are located just up the street from the best bakery in town, consider leaving out a few local goodies for open houses and showings.
